Short-term leasing is a different job.

Many tenants a year on one exhibition space. Nter was built for exactly that.

Short-term leasing is a different job

A market weekend, an exhibition stand, a three-month pop-up. Many tenants a year on one exhibition space, each with their own dates, paperwork or even rates. Property software built for ten-year leases turns that into spreadsheets, email chains and chasing.

Nter was built for exactly this. Spaces that turn over quickly, tenants who need an answer this week, and money that moves as they trade.

  • check_circle Many leases per space, each with its own terms
  • check_circle Daily, weekly, weekend and monthly patterns
  • check_circle Prepaid, invoiced monthly, or shelf space in your shop
  • check_circle Contracts signed and paid without a meeting

For landlords, every space should earn every week.

The landlord console is where leasing teams hand-pick tenants, see what's open, create a lease in four steps and approve it. The contract goes out by itself.

  • event_availablePlanned, active, expiring. Three different fills, so a soft hold is never mistaken for a signed lease, and an expiring lease with no renewal is the one that shouts.
  • ads_clickClick a gap, start a lease. A gap on the calendar becomes a lease with that space and those dates already filled in. The wizard does the rest.
  • searchCheck availability mid-call. One dialog, from any screen: "Kiosk Hut is free on 41 of those 92 days: 15 to 20 May, between two leases." A sentence you can say out loud.

Fill your pipeline with the right tenants

Smart application forms on any channel feed one curated database of prospective, current and past tenants. Set the criteria that matter to your centre and let Nter rate and rank every applicant.

  • check_circle Automatic rating and ranking against the criteria you set
  • check_circle Approve or decline in one place, as a team
  • check_circle Approved leads can request a space straight away

Create a lease in four simple steps

Who and what, when, spaces and rates, review. Pick prepaid, invoiced monthly, or shelf space in a shop you run. Tick the spaces and watch the total move. Nothing is held until you create it, and approving it emails the contract.

  • check_circle Live availability as you choose the days
  • check_circle Per-space rate overrides, turnover share, deposits and fees
  • check_circle Planned leases hold dates while details are finished

  • looks_oneWho and what. The tenant and the kind of agreement: paid up front, invoiced monthly, or shelf space in a shop you run.
  • looks_twoWhen. Every day for a stretch, the same days every week, month after month, or days you pick. Free-space counts repaint as you go.
  • looks_3Spaces and rates. Tick the spaces that fit. Override a rate, add a turnover share, a deposit or fees, and watch the total move.
  • looks_4Review and create. What leaves availability, what the tenant is emailed, what they owe. Create it as planned, or approve it and the contract goes out.

Your approved tenants can apply for a space themselves.

Your approved tenants can apply for a space themselves

The tenant portal is free, works on a phone, and never asks a shop owner to learn property jargon. Approved tenants apply for a space, sign the contract on the screen, and see where everything stands on one home page.

Tenants can select all the details themselves

Tenants pick their dates, see which spaces are free and what they cost, then send the application for you to review.

  • check_circle Prepaid short-term leases, monthly leases or even shelf space
  • check_circle Only spaces free on their days are offered
  • check_circle An indicative price is given before they send

Digitally signed. Paid online.

Once approved, the tenant receives a link with a copy of the lease. They then sign digitally and pay online, by standard or instant EFT, to book the dates.

  • check_circle Verify, sign, pay, done: one resumable flow
  • check_circle Receipts, invoices and the signed contract are all visible on your console

See what's converting, and what's earning

Insights are gathered as you use the platform, so nobody compiles a report at month end. Leads, spaces and tenants, each with the metrics that matter to a leasing team.

Leads

Conversion, approval rates, time to approve, which categories are applying and which channels bring the good ones.

Spaces

Rental income, trading density, rent ratios and popular trading times by space, so pricing follows evidence.

Tenants

Sales trends and month-on-month comparisons per tenant: the facts behind a renewal conversation.

Common questions

Does Nter replace our property management system? add

No. Nter runs the short-term leasing your system wasn't built for and exports the figures back, including straight into MRI, so finance works from one set of numbers with no re-capturing.

How long does it take to get set up? add

We do it with you: spaces, rates, contract templates and application forms, then we train your team. There's nothing to install and no developers needed on your side.

Can we use some of the modules on their own? add

Yes. Leads, leasing, contracts and the money module each work on their own. Many centres start with leasing and contracts and switch the money module on later.

Do we have to take payments through Nter? add

No. You can invoice and collect from your own system. Processing fees only apply when a tenant pays through Nter.
